Primary Responsibilities
I. Personnel
- Interview, select, hire and train the on-site staff members. Mentor and train the staff on property management skills and concepts modeling effective leasing and customer service techniques to include maintenance expectations.
- Motivate, direct and evaluate personnel and handle all employee related concerns while measuring against established community goals.
- Organize and prepare monthly staff responsibilities while achieving set deadlines to be efficient and effective with property objectives.
- Ensure that all staff members are professional in conduct and appearance daily.
II. Administrative
- Ensure that budget guidelines are followed through consistently by reviewing concerns and issues.
- Approve all leases.
- Keep abreast of relevant issues and topics to incorporate into planning and decision making. Evaluate financial performance and seasonal trends to identify and implement solutions for potential staffing, maintenance and marketing needs.
- Improve resident retention by shopping comps, preparing market surveys to generate traffic, and overseeing resident functions.
- Oversee and direct all administrative duties in accordance with company policy.
- Other duties to include due diligence and acquisitions.
- Other duties as assigned.
III. Maintenance
- Obtain the best vendors for each product and maintain all vendor/contractor communications regarding scheduling, billings and other relations.
- Physically walk and inspect community on a daily basis to address corrective landscaping, building, and amenities issues and verify status of vacant/make-ready units to see they meet our standards.
- Route any service requests needed to the maintenance team and monitor resident satisfaction in person or through follow-up calls.
- Routinely walk the community to make sure no life/safety issues are present.

Compensation: $60,000.00 - $73,000.00 per year

401(k) Plan
We want you to feel financially secure for your future. Matching 100% contributions up to 5% provides you the opportunity to build up your savings. If for any reason you leave after a year, the vested schedule starts off at 25% and increases to 100% after year 4.

Immediate Pay App
With this benefit, you can withdraw 35% of your earned pay between receiving paychecks. The amount you accessed will be deducted from your next paycheck.
Medical Insurance
REEP offers insurance to full-time team members through two different Humana plans, allowing you to choose which plan fits your family’s needs the best. REEP covers 50% of the monthly premium cost for the first year of employment and will then cover 75%.
Through both plans, you have access to Dr. on Demand. This benefit allows you to see a board-certified doctor for non-emergency care at home using a smart device or computer
Dental
Through Humana you can select Dental insurance for you and your family. All preventive services are covered at 100% without meeting deductible. A few of these services include 2 routine oral exams a year, 2 routine cleanings a year, oral cancer screening, and fluoride treatments.
Vision
Select Humana’s Vision Insurance and use benefits like $160 allowance on new frames and other low cost services for vision care.
Paid Life Insurance
Our Life insurance is offered through Humana’s Basic Life plan, allowing you to have a plan in place to help your beneficiary financially in case death occurs. This coverage includes Accelerated Death Benefits & Accidental Death or Bodily Injury.
Paid Short-Term Disability
REEP offers Short Term Disability through Mutual of Omaha. If you become disabled due to an Injury or Sickness, while insured under the Policy, REEP will pay the Weekly Benefit. Benefits begin after you satisfy the Elimination Period.
You must satisfy the Elimination Period with consecutive days of Disability to receive benefits. The Elimination Period begins on the first day of Disability. If your Disability is a result of an Injury, there is no Elimination Period. Benefits will begin immediately. If your disability begins more than 7 calendar days after your Injury date, the Elimination Period for Sickness applies. If your Disability is a result of a Sickness, the Elimination Period is 7 calendar days.
